One part of The Valley / West Side is moving much faster than the rest
These numbers cover the three months ending August 31, 2026. One ZIP code in The Valley / West Side is running well ahead of the others. If you own or are buying there, that gap matters.
The fastest ZIP: 91364
The Real Estate Data Aggregator counted 84 homes sold in ZIP 91364 in the three months ending August 31, 2026. Forty percent of those homes went under contract within two weeks of listing. That is the highest share of any ZIP in this market. It jumped 22.2 points from the same period a year before.
The Real Estate Data Aggregator put the average sale-to-list ratio in 91364 at 99.5%. Sellers there got nearly every dollar they asked. That ratio rose 3.6 points from a year before. More than 32% of homes sold above list price, up 19.1 points year over year.
For sellers in 91364: strong prep and pricing still matter. Buyers are moving quickly, but they are not ignoring value. For buyers there: expect less room to wait.
How the other ZIPs compare on speed
Not every part of The Valley / West Side is moving at that pace. The Real Estate Data Aggregator shows a wide spread across the market on how quickly homes go under contract.
ZIP 90402 sat at the other end. The Real Estate Data Aggregator counted only 14.9% of homes there going under contract within two weeks, down 22.9 points from a year before. The median sale price in 90402 was $4,580,000, down 11.9% year over year. Homes there took a median of 65 days to sell, 4 days longer than the year before.

The wider picture: rates and national price cuts
The backdrop is not easy for buyers anywhere. CNBC reported the average 30-year fixed rate for conforming loans rose to 7.49% as of October 7, 2026. Realtor.com reported that mortgage rates topped 7% in September 2026.
Nationally, Realtor.com reported that 20.8% of listings had price cuts in September, the highest September share since 2018. That is a real sign of strain in many markets. Yet the Real Estate Data Aggregator shows 91364 running in the opposite direction, with a 99.5% sale-to-list ratio and rising prices.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. The Valley / West Side as a whole is a mixed story: some ZIPs are well above that, some are below.
The whole market in one view
