The Valley / West Side has fewer homes for sale than a year ago
The one fact that changes what you should do right now: the Real Estate Data Aggregator counted 1,373 homes for sale across The Valley / West Side in the three months ending August 31, 2026. That is down 7% from a year ago. Fewer choices for buyers means less pressure on sellers.
Nationally, the picture looks different. Realtor.com reported that active listings grew 5.5% year-over-year in September 2026. Our market moved the other way.
New listings did rise. The Real Estate Data Aggregator counted 1,324 new listings across the market, up 3% from a year ago. Fresh options are arriving. But not fast enough to offset what already left the pool.
Realtor.com also reported that mortgage rates topped 7% in September 2026. CNBC put the average 30-year fixed rate at 7.50% as of October 14, 2026. Rates at that level slow buyer demand. That is part of why pending sales slipped 2%, even as more homes came to market.
How each ZIP code read in the same period
The market-wide numbers are useful. But each ZIP code told its own story. Some saw inventory rise sharply. Others saw it fall hard.
ZIP 91403 saw homes for sale rise 22.2%, per the Real Estate Data Aggregator. ZIP 91367 was up 17.1%. Both of those ZIPs also saw new listings climb sharply, so buyers there have more to look at.
On the other end, ZIP 91356 saw homes for sale fall 21.6%. ZIP 90402 fell 20.3%. ZIP 90049 fell 18.9%. In those ZIPs, competition among sellers is still fairly limited.
Speed and price: the market is not uniform
Some ZIPs moved quickly. ZIP 91364 had 40% of homes go under contract within two weeks of listing, according to the Real Estate Data Aggregator. That is up 22.2 points from a year ago. ZIP 90403 was at 35.9%, up 12.1 points.
ZIP 90402 was slower. Only 14.9% of homes went under contract within two weeks, and that share fell 22.9 points from a year ago. Days on market there rose 4 days to 65. Not every home sold fast, and that ZIP shows it plainly.
Prices moved in both directions
ZIP 91364 saw its median sale price rise 18.6% to $1,530,000, per the Real Estate Data Aggregator. ZIP 91436 rose 16.5% to $2,650,000. ZIP 90094 rose 16.4% to $1,480,000.
Other ZIPs dipped. ZIP 91356 fell 32.1% to $1,035,000. ZIP 91403 fell 17.2% to $1,553,250. ZIP 91423 fell 12.4% to $1,522,500. ZIP 90402 fell 11.9% to $4,580,000. ZIP 90049 fell 11.7% to $2,470,000. Price moves this wide, in both directions, tell you the market is not one thing.
What the national context adds
Realtor.com reported that 20.8% of listings nationwide saw a price reduction in September 2026, the highest share since 2018. That is a national number, not a local one. But it signals that overpriced homes are sitting everywhere.
CNBC reported that total mortgage application volume dropped 2.7% in the week ending October 14, 2026. The ARM share of mortgage demand hit 10.5%, the highest since October 2025. Buyers are feeling the rate pressure and adjusting how they borrow.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. That is a national figure. Our local ZIPs ranged from a 32.1% drop to an 18.6% gain in the same general window.
- The Valley / West Side had 1,373 homes for sale in the three months ending August 31, 2026, down 7% from a year ago.
- New listings rose 3%, so fresh supply is arriving.
- But inventory is still tighter here than the national trend suggests.
- Prices and speed varied widely by ZIP.
- One street can read very differently from the whole market.
That last point matters most. A ZIP-level number is a starting point, not your answer. One block, one street, one price range can sit in a completely different spot from the average.
